Getting a building permit in the Ontario doesn't have to take months. Permit reviewers see hundreds of applications a week, and the ones that move fastest share a few characteristics: complete drawings, a clean OBC matrix, and a pre-consultation on file.

The 5 factors that decide permit speed

After running thousands of applications across every Ontario municipality, we've learned what actually matters.

1. Pre-consultation

Most Ontario municipalities offer a free or low-cost pre-application meeting with the reviewing engineer or zoning examiner. This is gold. You learn the specific concerns before you commit to a design — not after you've spent weeks on drawings.

2. Complete first submission

An incomplete application doesn't get reviewed — it gets returned. Every municipality posts a checklist. Use it like a contract. Missing a single schedule can delay your file by weeks.

3. Correct code matrix

The OBC compliance matrix (sometimes called a code summary) is the first thing examiners check. Get it wrong and your file lands in a correction queue.

4. Clean drawings

Legible, coordinated drawings — where the architectural plan matches the structural plan matches the mechanical schedule — review faster. Examiners are pattern-matching for inconsistencies.

5. Reviewer relationship

This one isn't taught in school. Experienced permit consultants know which examiners respond quickly to direct calls, which prefer written commentary, and how each municipality's queue actually works.
