Overview
The project required three simultaneous variances lot coverage, rear yard setback, and building height for a rear addition that municipal staff recommended refusing. We prepared a comprehensive planning rationale, facilitated neighbour consultations, and presented at the Committee hearing to win unanimous approval.
Challenges
Three stacked variances with a hostile adjacency and a staff report recommending refusal one of the harder hearing files we've taken to Committee.
Our Solution
Secured letters of support from two of the three adjacent neighbours through direct consultation. Presented precedent analysis from seven similar approvals in the same ward.
