Change-of-Use permit, mechanical drawings, and commercial kitchen design for a ground-floor café on Queen West.
Overview
A first-time restaurant owner needed to convert a former dry-cleaner into a 45-seat café on Queen Street West. We handled the Change of Use permit, the commercial kitchen mechanical drawings, AGCO coordination for the liquor licence, and Health Department submissions giving the owner a single point of contact throughout.
Challenges
The existing plumbing stack was undersized for a commercial kitchen, and the landlord had imposed tight construction windows due to adjacent residential tenants.
Our Solution
Designed a pre-fabricated kitchen pod that could be installed in a single weekend. Coordinated the stack upgrade with the landlord's plumber to happen during the same window.
