Permit drawings and inspections for a legal second-unit basement apartment in a semi-detached home.
Overview
The homeowners wanted to convert their unfinished basement into a legal second unit to help with mortgage costs. We produced the full permit drawing set — floor plans, egress windows, fire separation details, and HVAC schedule — and coordinated the five required inspections through to final occupancy.
Challenges
Existing ceiling height was 6'8" — just meeting the minimum — and the main beam interfered with the required egress path.
Our Solution
Designed a bulkhead-and-pocket door sequence that maintained the 6'8" clear height at all required points while concealing the beam within a code-compliant soffit.
