Full architectural and structural design for a 5,200 sq ft custom home on a TRCA-regulated lot.

Overview

After TRCA setbacks changed post-closing, the original design envelope was no longer buildable. We redesigned the home from scratch within the new regulatory limits, achieving the same square footage through a revised massing strategy — and got approved on the first submission.

Challenges

TRCA setback revisions reduced the building envelope by 18% after the owners had already closed on the lot.

Our Solution

Proposed a revised two-and-a-half storey scheme with a walk-out basement that recovered all lost square footage while fully complying with the new TRCA envelope.
